Make Your Media Actually Sell
You paid for beautiful photos and video. Here's the marketing specialist's cheat sheet for turning them into showings, saves, and offers — in the time it takes to drink your coffee.

Great media only works if people see it. The listings that win in 2026 aren't the ones with the most photos — they're the ones posted fast, in the right format, at the right time, to the right people. This guide is organized by what you ordered. Skim the sections that match your package and ignore the rest.

Do this the day it goes live
The 48-hour launch window
A listing gets ~70% of its online attention in its first three days. Front-load everything — the algorithm and the market both reward day-one momentum.
- Lead with your hero shot. Your best exterior or the most striking interior goes first everywhere — MLS, portals, and social. It's the thumbnail that earns the click.
- Post the video within 24 hours. Video listings get dramatically more engagement than photo-only. Don't sit on it waiting for "the right moment" — the right moment is now.
- Go where buyers already are. Instagram Reels + Stories, Facebook (listing + your local groups where allowed), and a short vertical clip on TikTok. One shoot → many posts.
- Tag everyone involved. The sellers (if they're comfortable), your brokerage, and @nathanleducmedia — tags expand reach beyond your own followers for free.
- Reply to every comment & DM fast. Early engagement tells the algorithm the post is worth showing to more people. Answer within the hour on day one.

Best posting windows (2026)
These are strong defaults for real-estate audiences in the U.S. Eastern/Central zones. Post once in a prime window rather than five times at random.

Rule of thumb: weekend mornings and weekday evenings are when people scroll for homes. New listing? Saturday 10–11am is gold.
By What You Ordered
Photos
Listing photos
Your photos are your storefront. Use them everywhere, but be intentional about order and format.
- Order matters more than count. Lead exterior → living → kitchen → primary suite → outdoor/lifestyle. Sell the story of walking through the home.
- Crop for the platform. MLS & portals love horizontal; Instagram feed favors 4:5 vertical. Never post a tiny center-cropped square of a wide room.
- Carousels win. A 6–10 image Instagram carousel keeps people swiping — more time on post = more reach. End with a "DM me for the full tour" slide.
- Don't dump all 40. Portals reward a tight, strong set. Put every image on the property page; curate the highlight reel for social.
Video · Reels
Listing video & social reels
Video is the single biggest lever you have in 2026. Short vertical wins attention; the full tour converts serious buyers.
- Hook in the first 1.5 seconds. Open on the most impressive moment — the view, the kitchen island, the pool — not a slow driveway approach.
- Post vertical to Reels/TikTok/Stories, and the longer horizontal cut to YouTube & the property page. One shoot, both formats.
- Add on-screen text + captions. Most people watch muted. "3BR · Pool · $XXXk · [Neighborhood]" in the first frame does the selling.
- Trending audio > licensed silence on Reels/TikTok — but keep it tasteful for luxury. Check the platform's trending tab that week.
- Pin the video to the top of your profile the week it lists.
Twilight
Twilight / dusk photos
- Save it for the encore. A twilight shot is your best re-engagement post — drop it 3–5 days in to re-surface the listing after the first wave.
- It's your best-performing single image for warmth and "I want to live here" emotion. Use it as the boosted/ad creative if you run paid.
Aerial · Drone
Aerial photos & video
- Sell the lot and the location. Aerials answer "what's around it?" — proximity to water, parks, acreage, privacy. Pair with a caption that names the perks.
- Great for acreage, waterfront, and unique lots. Lead a Reel with the reveal-from-above shot; it stops the scroll instantly.
Floor Plan
2D floor plan
- Listings with a floor plan get more qualified showings — buyers self-select, so the people who tour are more serious.
- Add it to the portal, the MLS, and slide 2 of your carousel. "Swipe to see the layout" is one of the highest-saved post types.
3D Tour
Zillow 3D / interactive tour
- It works 24/7 as an open house. Out-of-town and relocation buyers tour on their schedule — link it in every listing, email, and bio.
- Put the link in your Instagram bio / Linktree the week it lists, and mention "walk it yourself, link in bio" in your captions.
Captions, Tags & Hashtags
Caption formula
Hook → 2–3 standout features → price/beds/baths → clear CTA ("DM for a private tour"). Short beats clever.
Tag smart
Sellers (with permission), your brokerage, and @nathanleducmedia. Tags = free reach into other audiences.
Hashtags (5–10)
Mix local + niche: #YourCityRealEstate #JustListed #[Neighborhood]Homes. Skip the 30-tag spam.
Geotag it
Always add the city/neighborhood location. Local discovery is one of the biggest free reach sources.
Compliance quick-check: follow your MLS & NAR rules — include required brokerage/fair-housing disclosures, and get seller okay before tagging them or showing identifying details.

Ways to reuse the same media
- Just Listed → Open House → Price Improvement → Just Sold. Four posts from one shoot, each a fresh reason to re-share.
- "Sold" is your best marketing. Re-post the hero + a stat ("Sold in X days, over ask") — it's social proof that wins your next seller.
- Email your database the video + 3D link the day it lists. Your past clients and sphere are your warmest buyers.
- Turn photos into a print/PDF flyer for the counter and the showing.
- Story polls & questions ("Which kitchen? 👀") drive replies, and replies drive reach.
